Handyman Job Summary:

To work with the staff of the Real Estate Department on ensuring that all mechanical components of the facility are operating correctly. Ensure that employees and visitors have an attractive, safe living and work environment.

ESSENTIAL FUNCTIONS

But Are Not Limited To The Following:

  • Repair and maintain buildings and related structural facilities and furnishings.
  • Customer service attitude, flexibility, and can work in a team environment.
  • Ability to learn and respond to all emergency procedures.
  • Inspect buildings, equipment, and grounds to determine conditions needing maintenance and repair work.
  • Install and repair security locks, equipment, and heating, plumbing, and electrical systems.
  • Perform carpentry work including hanging doors, repairing windows, furniture, roofs, walls, and ceilings.
  • Install and replace linoleum, acoustical, and floor tile.
  • Perform electrical work such as replacing switches, sockets, cords, wall plugs, bulbs, lamps, and fuses.
  • Perform plumbing repair work associated with project maintenance and isolated maintenance such as cleaning plugged drains, draining pipes, and replacing washers and gaskets.
  • Repair and replace broken or leaky faucets, pipes, toilets, sinks, and drains.
  • Prepare, seal, and paint building surfaces and equipment.
  • Utilize portable power tools and standard hand tools.
  • Estimate and record time and material needed and used for work assignments.
  • Respond to emergency repair requests
  • Assist with setups.
  • Oversee minor projects, and job estimates
  • Changing filters on air conditioning units.
  • Light demolition work.
  • Light construction work.
  • All other duties as assigned by the Supervisor.
  • Reports for work as scheduled.
  • Follow all safety rules and attend all training.
  • Understand and able to demonstrate safety procedures such as Lock Out/Tag Out, Fire, Chemical, SDS, First Aid, etc.
  • Employees must qualify for authorization to operate a company vehicle for work purposes. Employees are only allowed to drive a company vehicle if they have a valid Driver’s License and a clean driving record for at least 5 years. A clean driving record means the employee has not been held at fault for a car accident or arrested on charges of violating vehicle and traffic laws.

 

Physical And Mental Requirements and Work Environment:

  • Sitting, squatting, flexibility (upper and lower body), standing, stooping, kneeling, climbing, pulling, pushing, reaching, twisting, carrying, and lifting (50 lb. weight), walking.
  • Seeing in general, close vision, color perception, general hearing and listening, clear simple speech, smelling.
  • Simple reading skills, complex reading skills, simple writing skills, complex writing skills, memorization skills, perception and comprehension, judgment.
  • Ability to work alone, work with others, work around others, have verbal contact with others, face-to-face contact, shift work, confined areas, extreme heat, work inside, work outside, work in confined areas, work during temperature change, work with noise, vibration, mechanical equipment, electrical equipment, work with moving objects, work in high places, work with and around fumes/odors, work with and around dirt/dust.

 

Education/Training and Experience:

  • High school diploma or GED.
  • 2 years of training or experience.
  • Reliable attendance.
  • Ability to lift and carry 50 lbs.
  • The ability to stand for long periods of time is required.
  • The ability to work with tools and light machinery is required.
  • Neat and clean appearance.
  • Ability to follow instructions.
